Meera is an experienced real estate litigator specialising in complex landlord and tenant disputes. She provides commercially astute, practical legal advice on matters including forfeiture, dilapidations, opposed lease renewals, The Electronic Communications Code, consents, rent reviews, injunctions, service charges, right to light, and property related professional negligence.

Meera has delivered results both in and out of court for prestigious clients including the Freshwater Group of Companies, Martin’s Properties, Soho Estates, Ronnie Scott’s Jazz Club, and many other property companies, developers, corporate tenants, investment funds, LPA receivers, and high net worth individuals.

Work Highlights

  • Representing a leading property company opposing renewal of commercial leases on grounds of redevelopment, and obtaining possession of an iconic Soho nightclub.

  • Successfully advising a US Fortune 500 Company in relation to a terminal dilapidations claim and threatened claim by the Landlord to re-enter the premises to carry out repair works.

  • Being a member of the team who advised on a new stadium development for Tottenham Hotspur.

  • Advising a listed HR Company in connection with its rent review under a Lease with a rent of in excess of £500,000 .

  • Successfully represented a Landlord in forfeiture of a commercial head lease of a mixed use property and defeated an application for relief from forfeiture brought by a residential sub-lessee resulting in a significant windfall to the Landlord.

  • Represented a group of over 200 lessees in complex applications to the Property Chamber. The issues included dispensation for the failure to consult over a QLTA and liability to pay service charges following a purported assignment by Liquidators of the rights and obligations of the insolvent estate management company under the leases to a third party.  Also, acting in associated High Court proceedings including issues over the trusteeship of substantial service charge monies.

  • Advising on one of the UK’s largest RTM claims.

  • Regularly advising one of the UK’s largest Landlords, Freshwater on commercial lease renewals and general commercial landlord and tenant issues.
